Section 01

Portfolio Optimizer (hold / sell / refi)

Enter your held properties and a goal — raise a capital target, or redeploy under-performing equity — and the optimizer decides hold, sell, or cash-out refinance across the portfolio to hit the goal with the least cash-flow sacrifice. It ranks actions by capital raised per dollar of cash flow given up, and shows blended LTV and equity before and after.

Section 02

Automation Rules

Define rules like “Genome Score ≥ 75 AND cap rate ≥ 6% → flag for underwriting” over fields such as score, cap rate, cash-on-cash, DSCR, cash flow, and LTV, then test which of your deals would trigger which action. It is the authoring and validation surface today; automatic triggering when a deal changes runs server-side once event hooks are enabled.

AVM Confidence Band

A point value is only as trustworthy as the comps behind it. Enter an estimate plus comparable sale prices and a data-coverage level, and this returns a low/high band and a High / Moderate / Low confidence read — the band widens with comp dispersion, thin comp sets, and low coverage.
